I'm renovating the master bedroom in my Dubai villa and trying to decide between converting space into a walk-in wardrobe or fitting large built-in wardrobes instead. Which option adds more value to the property, and is one more practical than the other?

Walk-in wardrobes signal a premium finish and lifestyle aspiration. In communities like Emirates Hills, Jumeirah Golf Estates, and Arabian Ranches, a well-designed walk-in wardrobe in the master suite is now considered a standard expectation rather than a luxury. Buyers and tenants actively filter for this feature, and a villa without one is often perceived as needing an upgrade. A properly designed walk-in — with full-height fitted storage, good lighting, and a central island if space allows — can add AED 15,000–40,000 to perceived value depending on the villa tier.

Built-in wardrobes add value in secondary bedrooms where a walk-in isn't feasible. They maximise storage, give a clean integrated finish, and are almost universally preferred over freestanding furniture by buyers. In children's rooms and guest rooms, a well-specified built-in is a practical value-add.

The key trade-off is space. Converting a room or large alcove into a walk-in wardrobe reduces the bedroom's floor area, which only makes sense if the bedroom is generously sized to begin with.
